The project will consist of the renovation of the existing Poudre Valley National Bank/Wells Fargo Bank building, and the new construction of a 6-story mixed-use building that will replace the existing drive-thru on the property. The existing commercial building contains approximately 37,000 square feet across the 3 stories plus a basement. The main level is approximately 11,200 square feet and is anticipated to be leased to a retail or office tenant. The existing drive-thru use approved for this property may be relocated to the south side of the building to accommodate prescription pick-ups. The two upper floors are anticipated to converted to residential units. The new structure will be composed of a parking structure on levels 1 and 2, with 4 levels of residential units above. We are exploring the possibility of also including a small commercial space on the first level.
